Spec Mover ^sm

The Spec Mover program is provided to assist Home Builders in reducing inventory. Our program allows the Home Builder to do an extended rate lock up to 6 months on up to four spec or model homes free of charge.  When a homebuyer comes along the homebuyer may inherit the locked interest rate if they choose and if they qualify.  This gives Builders a leg up on the competition and gives a great benefit to their clients.

Highlights:

• Lock rates up to six months
• No cost to Builder or homebuyer
• Locks may be cancelled at any time
• Locks may be transferred to different addresses in the Builder's inventory
• If rates are lower there is a free float down in the final 60 days
• 3/1, 5/1, 7/1, 10/1 ARMs including interest only

Homebuyer qualifications:

• 660 middle credit score
• Minimum 5% down payment
• 6 months PITI reserves
